Selling your property in a BUYERS MARKET.

Selling your home in a buyers market can be difficult. In many markets there are a record number of homes for sale causing a bloated inventory. And with the fallout of the mortgage crisis, obtaining a mortgage has become more difficult for the buyer. That, along with rising unemployment and falling housing prices in many areas, has caused a buyers market.

While I state that there is currently a buyers market, I must caution you that each real estate market is local in nature. Therefore, an important key to selling your property in today's market is that you must know your market and how it has been affected. You must also price your property Competitively.

Here are some useful tips to sell your property quickly in a buyers market.

  • Know your market. Visit open houses. Research asking and sale prices.
  • Price your property competitively against other similar properties. This may require your asking price to be below other properties. Rremember....Price is King!
  • Be prepared to offer incentives such as cash back at closing towards closing costs or down payment. Depending upon your market or price range, you may want to include a car, tv, the buyer's first mortgage payment or some other incentive.
  • Build the buyer's confidence. Hire a professional home inspector to inspect your house before putting up the for sale sign. The inspector should inspect every area of your house and give a detailed written report. You can then use this report to show the buyer that your house is sound and fit to live in. The home inspector can also bring details to your attention that need to be fixed (before putting up the sign) so that you will not discourage a buyer from what they may find on their own or through their own inspector.
  • If there are any other home inspections that are common to your area, have those inspections completed before putting up the for sale sign.
